Back to Town & Area Profiles

If you're weighing Navasota, let me give you the plain version from someone who works the area. Navasota is the largest city in Grimes County, Texas, sitting on a bend of the Navasota River where State Highway 6 and State Highway 105 cross, about 22 miles southeast of Bryan-College Station. The 2020 Census counted 7,643 residents. One thing I want straight from the start: Anderson, not Navasota, is the Grimes County seat. I cover Navasota and the surrounding country, and I'm glad to tell you honestly what's available, in town or out on the land.

Location & Geography

Where Navasota sits

Let me place it for you. Navasota sits in southeastern Grimes County, on a bend of the Navasota River, and the way I orient myself there is the crossing of State Highway 6 and State Highway 105. Per Wikipedia, Highway 105 is the main east-west route through the center of town, running toward Brenham one way and Conroe the other, while Highway 6 passes north-south along the eastern side of the city as a four-lane bypass. The Texas State Historical Association's Handbook of Texas places the town on that river bend in southeastern Grimes County.

From there, Bryan-College Station and Texas A&M are about 22 miles to the northwest, mostly up Highway 6, which the way I drive it runs roughly 30 minutes on most days. Houston is about 71 miles to the southeast on that same highway. We're in the Brazos Valley here, with the Navasota and Brazos rivers framing this part of Grimes County, so you get rural country with a university town a short drive up the road and Houston within reach the other direction.

Population

How big is Navasota

Navasota is the biggest city in Grimes County, and I'll give you the numbers plainly. The U.S. Census counted 7,643 residents in the city at the 2020 Census, up from 7,049 in 2010, and for context the whole of Grimes County was 29,268 at that same 2020 count. The Handbook of Texas notes that Navasota is the county's largest town, while Anderson, the county seat, is one of the smallest, a quirk of history I cover in the landmarks section below. So when I say Navasota is a small city, not a metro, but the population center of its county, that's what the record shows. If you want current figures for a specific neighborhood or area near Navasota, just ask me and I'll pull what's available.

Schools

Navasota ISD

Public school students in and around Navasota attend Navasota Independent School District, and I'll give you the facts without rating or ranking anything. Navasota ISD serves grades PK through 12 across six campuses, including three elementary schools, Navasota Junior High, Navasota High School, and the W.B. Bizzell Academy. Enrollment runs around 3,100 students, per the Texas Tribune's schools explorer drawing on Texas Education Agency data. The state assigns each Texas district an A through F accountability rating, and because those grades change from year to year, I'd point you straight to the state's TXschools.gov for Navasota ISD's current district and campus ratings rather than quote one that may already be a cycle behind.

Property Types

What I see around Navasota

Navasota TX real estate is mostly a land-and-country-home story once you leave the city, which happens to be my lane. Inside the Navasota city limits you'll find single-family houses, from older homes near downtown to newer builds on the edges. Step out into the surrounding countryside and what crosses my desk is rural property: acreage tracts, small farms, hay and cattle ground, country homes on a few acres, and larger ag parcels spread across Grimes County. Because I'm with Home & Ranch Real Estate, most of what I work around Navasota is land and acreage rather than subdivisions. I can't promise you what any tract will do in value, but I'll tell you honestly what's available and walk the property with you.

Landmarks & Draws

What Navasota is known for

If you've heard of Navasota before, I'd bet it was the blues. The Texas Legislature designated Navasota the "Blues Capital of Texas" in 2005, honoring Mance Lipscomb (1895 to 1976), a tenant farmer and songster who lived his whole life around Navasota and became a key figure in the 1960s folk-blues revival. The city holds an annual Navasota Blues Festival in his honor, and a bronze statue of Lipscomb, unveiled in 2011, sits playing guitar on a bench in Mance Lipscomb Park. You'll also see blues murals and music-themed spots around the walkable downtown.

The other thing I'd point you to is the railroad history that made the town. Navasota started as a settlement called Hollandale, named for Francis Holland, who bought land here in 1822, and took the name Navasota from the river in 1854. When the Houston and Texas Central Railway built into the area in 1859, Navasota grew into a shipping and marketing hub. The Handbook of Texas notes the railroad bypassed Anderson, the county seat, and Navasota soon passed it in size, which is how the largest city and the county seat came to be two different towns here.

Navasota is best known as the "Blues Capital of Texas," a title the Texas Legislature gave it in 2005 to honor native blues songster Mance Lipscomb (1895 to 1976). 04 Are there acreage or land properties for sale around Navasota? +

Yes. Inside Navasota you'll mostly see single-family homes, while out in the surrounding Grimes County countryside I regularly work rural land: acreage tracts, small farms, cattle and hay ground, and country homes on a few acres. What's available changes constantly, so tell me your acreage range and what you want to do with the land, and I'll pull current listings that fit. I work a lot of country property around Navasota through Home & Ranch Real Estate.

05 Is Navasota a good place to buy land? +

Whether Navasota fits you is your call, and I'll give you the facts to make it. Land around Navasota runs from small acreage homesites to working farms across Grimes County, and the city sits at the Highway 6 and 105 crossing about 22 miles from Bryan-College Station, with Houston about 71 miles southeast. I can't promise what any tract will do in value, but I'll show you what's available, walk it with you, and give you honest specifics on each property. For the county seat just up the road, I also keep a Caldwell profile over in Burleson County.
