Back to Town & Area Profiles

If you're looking at Wellborn, let me give you the plain version from someone who works the area. Wellborn is an unincorporated community in southern Brazos County, Texas, strung along FM 2154 (Wellborn Road) and the old rail line, a few miles south of College Station and Texas A&M. Because it isn't an incorporated city, the Census doesn't publish a separate population for it, so when I tell you it's small and rural, I mean it. I work these roads, and I'm glad to tell you straight what's available out here on the land.

Location & Geography

Where Wellborn sits

Let me place it for you. Wellborn sits in southern Brazos County along FM 2154, the road most people just call Wellborn Road, running alongside the rail line that put the community on the map. The Texas State Historical Association's Handbook of Texas places Wellborn on that road and the old Houston and Texas Central Railroad (later Southern Pacific), and that corridor is how I orient myself when I'm working the area. From here, College Station and Texas A&M are just a few miles north up Wellborn Road, so for most errands it's a short drive on the same road. We're in the Brazos Valley, part of the Bryan-College Station metropolitan area, with Bryan as the Brazos County seat. If you want the county seat write-up over in Burleson County, I keep a full Caldwell profile for you too.

Population

How big is Wellborn

Here's the honest answer, and I won't dress it up. Wellborn is an unincorporated community, not an incorporated city, so the U.S. Census doesn't publish a standalone city population for it the way it does for a place like nearby College Station. The Handbook of Texas estimated the community at about 100 people around 2000, and the Wellborn post office (ZIP 77881) runs as a PO-Box-only zone, both signs of how small and rural the settlement itself is. For the broader context you'd actually use, all of Brazos County counted 233,849 residents at the 2020 Census, the bulk of that in the Bryan and College Station cities to the north. So I'd describe Wellborn to you as a rural pocket of a large, growing county rather than a town with its own headcount. If you want current figures for a specific area near Wellborn, just ask me and I'll pull what's available.

Schools

College Station ISD

Public school students in the Wellborn area attend College Station Independent School District (College Station ISD), and I'll give you the facts without rating or ranking anything. The district serves grades PK through 12 across 21 campuses, with enrollment of 14,314 students per the National Center for Education Statistics Common Core of Data for the 2024-2025 year. One of those campuses, Wellborn Middle School, serves grades 7 and 8 and sits right in the community on Royder Road. On state accountability, College Station ISD holds an overall rating of B from the Texas Education Agency (2024 ratings, released August 2025 after litigation delayed the prior cycles). Ratings update year to year, so for the current district and campus grades, look up College Station ISD on the state's TXschools.gov.

Property Types

What I see around Wellborn

Real estate around Wellborn is mostly a land-and-country-home story, which happens to be my lane. The Wellborn Road corridor in southern Brazos County is where I see rural property: acreage tracts, small farms, hay and pasture ground, country homes on a few acres, and larger ag parcels, with newer homes mixed in as College Station's growth pushes south down FM 2154. Because I'm with Home & Ranch Real Estate, most of what I work out here is land and acreage rather than subdivisions, and Brazos County is one of the two counties I focus on for exactly this kind of country property. I can't promise you what any tract will do in value, but I'll tell you honestly what's available and walk the land with you.

Landmarks & Draws

What Wellborn is known for

If you ask me what puts Wellborn on the map, it's the railroad and the road that carries its name. The community came into existence in 1867 as a construction camp on the Houston and Texas Central Railroad, and according to the Handbook of Texas, John and Thomas Royder set up the first store and put in a cotton gin and lumberyard as it grew into a cattle shipping point. The name itself is a bit of local lore: the Handbook ties it variously to a well at the camp, a railroad foreman named E. W. Wellborn, and a W. W. Wilburn who owned land here before the Civil War. By 1885 the village had a school, two churches, a steam gristmill, and a cotton gin. Today the main draw I'd point you to is location: you get rural Brazos County land with College Station, Texas A&M, and everything in the Bryan-College Station metro a short drive north on Wellborn Road.
