The July data is in. I am looking at Brazos County closed listings and inventory from TRERC, plus the July listing-side picture for Burleson and Brazos counties.

Quick answer: TRERC's July 2026 series for Brazos County shows 277 closed listings, 5.70 months of inventory, and a $335,000 median close price. Realtor.com® Economic Research shows active listing counts up from a year ago in both Burleson and Brazos counties.

What Changed

What did July's closed sales show?

TRERC's current Brazos County series shows 277 closed listings in July, down from 311 in June and down 8.88% from July 2025. Active listings increased from 1,319 in June to 1,385 in July, while months inventory moved from 5.38 to 5.70.

Countywide, that combination points to more available supply and fewer closed listings than in June. For a ranch, tract, or country home, I still rely on the property's own features and relevant comps because this county series is not a land-only measure.

What changed on the Burleson County listing side?

Realtor.com® Economic Research counted 142 active listings in Burleson County in July, up 19.8% from a year earlier and up 11.8% from June. Median time on market was 79 days, and the median listing price was $302,211. New listings totaled 34, unchanged from July 2025.

The share of listings with a price reduction was 17.3%, down 4.2 percentage points from a year ago. I still price a rural property from its own condition, access, usable land, improvements, restrictions, and comp set. A county median cannot account for those differences.

What changed on the Brazos County listing side?

Realtor.com® Economic Research counted 1,293 active listings in Brazos County in July, up 24.2% from a year earlier. Median time on market was 70 days, and the median listing price was $346,450, down 6.3% year over year. New listings totaled 316, up 14.5% from July 2025.

The share of listings with a price reduction was 23.1%, up 3.8 percentage points from a year ago. Realtor.com and TRERC publish different active-listing counts because they use different source systems and definitions. I keep each figure with its source rather than blending them.

August's county data is not complete yet. Realtor.com® Economic Research's next monthly update is scheduled for September 2026, and TRERC says non-Houston geographies generally post on or near the 20th calendar day after month end. I will use those releases for the September update rather than estimate them.

How I Am Reading It

What this means for buyers and sellers

For sellers, I would treat the larger inventory count as a reason to be precise. The asking price, property condition, access, photography, and land-specific facts need to hold up when buyers compare more options.

For buyers, more inventory can create room to compare, but the county numbers do not replace rural due diligence. I still look closely at water and septic, ag valuation, recorded access, restrictions, fencing, improvements, and the tract's usable acreage before I call a property a fit.

How I pulled the data

I used the Texas Real Estate Research Center's Brazos County Housing Activity feed for July 2026 closed listings, active listings, months inventory, and median close price. I used the Realtor.com® Residential Real Estate Data Library historical county file, rows burleson, tx and brazos, tx for month_date_yyyymm=202607, for July listing-side context. I accessed both sources August 20, 2026. TRERC covers MLS-listed single-family, condominium, and townhouse activity and excludes builder-direct and other off-MLS sales. The Realtor.com file is listing-side residential data. Neither source is a raw-land or ranch-sales series, and a property-specific comp set can vary.
