← Back to Market UpdatesQuick answer: TRERC's current June series for Brazos County shows 311 closed listings, 5.38 months inventory, and a $329,500 median close price. The listing side of both counties came into July carrying more inventory than a year ago.
When I published the June update on July 3, the Texas Real Estate Research Center had not yet released June closed-sales data, so that page ran on listing-side numbers and May TRERC context. The June release is now public, and TRERC's current revised series shows 311 closed listings in June 2026, down 13.13% year over year and down from May's 346.
Closed sales came in below last June while countywide inventory kept building, giving buyers more active listings to compare than they had a year ago.
These are TRERC closed-sale figures for Brazos County as a whole, which includes the Bryan and College Station metro market. I treat them as context for the rural side of the county rather than a pure land-and-ranch read.

Burleson County is not in the public TRERC county selector I can verify, so its closed-sales side stays unpublished here rather than estimated. The listing side is public: in June, Realtor.com® Economic Research counted 127 active listings, up 16.0% year over year, a 72-day median time on market, and a $298,450 median listing price. The June update shows the Burleson County row alongside Brazos County; it is not a town-level breakout for Caldwell, Somerville, Snook, or the Lake Somerville area.
On land, acreage, and country homes, the tract still matters more than the county line. Access, condition, water and septic, ag status, and restrictions can affect marketability and price.
July's listing-side county data and Brazos County closed-sales figures are now available in my August update. I use those released figures rather than estimates.
For sellers, I would price from the property and relevant comps, not the county median. The higher county inventory counts gave buyers more options to compare, but these figures cannot predict the timing or outcome of any individual transaction.
I used the Texas Real Estate Research Center's Brazos County Housing Activity feed for June 2026 closed listings, active listings, months inventory, and median close price, rechecked August 20, 2026. TRERC revises prior periods as more complete data arrives, so I updated the May and June figures to the current series. I used the Realtor.com® Residential Real Estate Data Library historical county file, rows burleson, tx and brazos, tx for month_date_yyyymm=202606, for the listing-side context. TRERC covers MLS-listed single-family, condominium, and townhouse activity and excludes builder-direct and other off-MLS sales. The Realtor.com file is listing-side residential data. Neither source is a raw-land or ranch-sales series, and a property-specific comp set can vary.
